House Rules and Guidance
Whilst using the Holiday Home please comply with the following Beach House Rules:
Please can you circulate these House Rules amongst your group so that everything is understood. The unique location means that our Holiday Home is slightly different to staying in say a city house, (eg the properties having septic tanks rather than being on the usual public sewer system as we are situated on a SSSI (Site of Special Scientific Importance/ AONB area of outstanding natural beauty/ most southerly UK RSPB Reserve /World Heritage Site) beach that is tidal in nature).
Sorry if this all sounds very formal, it is hard to get the tone right so just let us know if you have any questions or concerns about anything. The vast majority of guests never really find anything problematic but we are always here to discuss anything of need or concern.
Please do let us know if you have any questions.
Under 18s:
Guests are responsible for the supervision of all members of their party particularly and including those under the age of 18 at all times.
Arrival Timing:
Guests or any member of the booking group should not arrive before 4:30pm on the commencement date of their stay. We cannot accommodate early arrival or late departures as this time is required to perform cleaning and maintenance to the Holiday Home and the site as a whole in preparation for the impending Guests.
Please can we request that you DO NOT ask to arrive earlier than 4:30pm or depart later than 10am. Despite clearly stating this we often get asked to both arrive early and depart later. If a request is made despite us having taken time to explain our reasons here, please don’t take it personally but we won’t provide an answer as we are only able to deliver prepared accommodation when the prior guest has been helpful in returning the house in a similar fashion as they found it and once we know when Housekeeping can complete their work.
We cannot promise any earlier arrival until on the day as we do not know what the Housekeeping Team will need to deal with until the prior guests have left as housekeeping normally enter the house typically on the day of your arrival. It can take the housekeepers a considerable amount of time to find and put back items out of place .
We therefore ask all our guests if they could consider the arrival timing of the next guest so that they are able to arrive promptly. All our guests are looking forward to kicking back and enjoying their hard earned and well deserved holiday, some after a long drive into Cornwall. Guests rely on the reciprocal good will of each other in this respect. So if you too could ensure that the house is put back as it was found for the group that arrive after you that would be helpful.
Rest assured our housekeepers do their very best to get all of our guests into the property as soon as they can and often work under a stressful time constraint to do so.
Housekeepers operate an extensive cleaning regime that requires them to work with concentration and is not fair to apply any extra pressure. They do not appreciate being watched or interrupted and it will delay the house preparations.
We have needed to expand on the detail of this section following some recent early arrivals when incoming guests brought luggage inside and then remained sat outside in full view of the housekeepers. It added more pressure than was necessary to the work that needs to be done. All we can suggest is that Guests email or text when they reach Exeter and only after midday. We can then find out how the house preparations are going for your arrival.
Our Local Information document has lots of tips for how to spend a few hours if you reach Cornwall earlier. A convenient and interesting refreshment stop just off the A30 is Jamaica Inn (Daphne Du Maurier fame). They were wonderful a few years ago when our guests were marooned on Bodmin moor in a snow storm with many other motorists. Jamaica Inn kept everyone safe, warm, fed and watered. It is literally moments from the A30.
Additional Guests:
No additional visitors are permitted to stay. If you wish to invite additional visitors, please contact us prior to your stay. Your booking will provide for a maximum number of persons, (including children and infants), who may occupy the Holiday Home. This will either be agreed with you at the time of booking, or otherwise will be the capacity of the Holiday Home as stated on the website. Under no circumstances may more than the maximum number of persons stated on the web site occupy the property. We reserve the right to refuse admittance if this condition is not observed.
In certain circumstances, we may be able to accommodate an additional bed, (a z-bed provided by us) in certain rooms, however this will be subject to overall limits on guest numbers and may be subject to a supplemental fee.
If a Guest wishes to invite additional visitors to visit them in the Holiday Home during your stay, this can only be permitted with our prior written permission prior to the stay. We will try to accommodate this but we need to comply with the maximum occupancy limits and consider other guests. Such visitors will not be permitted to use any of the site facilities which are booked for guests only.
The identity of anyone staying at the Holiday Home must be disclosed to the us prior to the stay. (If they are not mentioned on the booking form, we reserve the right to refuse admittance or require the Guest or the additional persons to leave if this condition is not observed).
Any persons other than members of the Guest’s group listed on the Booking Form must not use the facilities at the Holiday Home. Should any third party use the Holiday Home without our prior written consent the security deposit shall not be returned.
Large Parties are not Permitted Unless Booked in Advance
It is NOT permitted to hold parties or events at the property for more than the number of people you have booked for. Should you require it for events purposes e.g. professional film sets, meetings or even feasts or weddings, please make separate enquires as entirely different pricing and conditions will apply due to insurance and other implications. Caterers and other service providers will need to be approved beforehand by the owners.
Bed Configuration:
It is essential that you confirm your bed configuration requirements prior to arrival.
Failure to do this will result in a housekeeping call out charge and linen fee.
Housekeeping operatives are not based on site.
House Use:
Guests must not use the Holiday Home or the site for any illegal, dangerous, offensive, noxious or noisy activities or behave in a way that may be a nuisance or annoyance to us, other guests or neighbours. Porth-kidney Beach is a very peaceful location and we ask that you respect that and any other guests. As such, the playing of loud music, loud singing or other excessive noise that can be heard outside of your Holiday Home after 10pm is not permitted. Please respect the local community and keep the noise levels to a minimum, especially between the hours of 11pm and 8am.
Septic Tank:
NO BLEACH OR ANYTHING OTHER THAN TOILET ROLL MAY BE FLUSHED DOWN THE LOO, OR USED IN BASINS or SINKS.
The Holiday Home runs on a septic tank system. We recently had a blocked drain to deal with on a busy July Saturday. As you can imagine it was not pleasant and it delayed the start of a holiday.
Please DO NOT put anything other than toilet paper into the system. Definitely no bleach or wet wipes or other sanitary products. Non-Bio washing powder is also the only washing powder that can be used with a septic tank system. Please do put bio-yogurt down the sink as the tanks enjoy it!
Our last septic tank pump was broken by wet wipes getting wrapped around it. Very unpleasant, disruptive and it costs approximately £2000 to empty the tanks and replace the pump.
Log Burner Use:
We provide a starter set for you to use upon your arrival. Local Supermarkets, Dobbies or local Petrol Stations typically are where guests may source more logs.
Firing up a Log Burner
Lighting up a log burner is an art in itself. Here are the steps to light it up correctly:
• Ensure the air controls are fully open
• Keep a layer of ash in the base
• Place crumpled newspaper and kindling wood on the grate
• Add a few smaller logs, then light the newspaper. Once the fire is going, add larger logs.
Keeping Your Log Burner Burning
To keep your log burner burning efficiently, follow these tips:
• Maintain a steady supply of logs
• Control the air supply to manage the burn rate
• Regularly remove ash build-up
Remember, hardwood logs burn slower and longer than softwood, making them more cost-effective in the long run.
Staying Safe Around Your Log Burner
Safety is paramount when using a log burner. Keep these safety tips in mind:
• There is a fire extinguisher nearby
• A carbon monoxide detector is in the room
• Ensure there is proper ventilation
• We regularly check and clean the flue and chimney.
BBQ
We provide these facilities but this is something that guests are in charge of use wise. TIP for respectful use so that all guests can benefit from the facilities: Can you kindly burn off any fat/food remains on the hot plates after you have used the BBQs.
THE BBQ MUST BE CLEANED AFTER EACH USE AND PRIOR TO
YOUR DEPARTURE THE DISPOSABLE FAT DRIP TRAY MUST BE DISPOSED OF.
We have experienced food being left on BBQs. Please can you check the BBQ the day before you leave to ensure it hasn’t been left with food etc.

Webber Gas BBQ:
We provide large gas bottles to save you and our Housekeepers walking heavy gas tanks in. Their levels are checked before you arrive. Please ensure the gas bottle is turned off after each use. It is dangerous to leave it on and also wasteful. A fee of £50 will be levied should a large gas bottle be left empty due to not being turned off.
FIRE SAFETY:
There are Fire Extinguishers both upstairs and downstairs close to the stairs. There is a Fire Blanket in the kitchen. If you do not find either please let me know straight away.
These are for small fires only. How to use a fire extinguisher document is attached. If the fire is large it is best to get outside as quickly as you can and call:
Emergency Services 999 or 112
Ferry House:
There are sliding doors to the garden, as well as the main entrance door. It is possible to climb out of the downstairs snug/bedroom ground floor window. If you are upstairs the best escape is the window seat by the landing window close to the bathroom provided there is not a fire in the hallway below. The entrance lobby roof can be used to climb out onto to reduce the height of the escape to ground level.
Ferryman’s Rest:
As it is a Bungalow it is possible to climb out of the bathroom/ bedroom windows at the property as well as use the sliding door. There are emergency fire ladders upstairs in the eaves.
Beach House:
It is possible to climb out of the upstairs bathroom window at the back of the house and reach ground level behind the house. If not the main door is the emergency escape route.
Please wait safely on the beach below if it is low tide or on the Beach House beach steps if the tide is coming in.
Specific No Nos:
Please DO NOT swim directly outside of the house. As is usual with RNLI Beach Lifeguard Protocol please only swim between the flags where the Lifeguards are stationed along the beach where it meets the St Ives Bay.
Guests should NEVER drive along the beach even if they have a 4WD vehicle. The terrain can change from very deep soft sand to sharp craggy rocks and only an extreme experienced off road driver with the appropriate tyres would manage it without the risk of damaging the vehicle or getting it stranded and being photographed and publicised in the media. Each year photos of such vehicles caught out by the tide are found in the national press. It is not good use of coast guard/ emergency service resources to deal with these incidents.
Smoking (including e-cigarettes and vapes) is not permitted inside the Property.
Fireworks are not allowed without the Owner’s express written permission.
Night Lanterns are expressly forbidden for similar reasons.
Candles are not permitted to be burnt inside the property or on any wooden surfaces at risk of catching on fire.
Anything that is likely to considered a fire risks such as bonfires, candles, additional fire-pits, fireworks, lanterns are not permitted at the Holiday Home.
Guests are not permitted to use domestic power sockets to charge an electric or hybrid vehicle, including electric bikes and scooters. No electric scooters or bikes are permitted on site as they are considered a fire risk.
The use of drones is not allowed without the Owner’s express written permission.
Items to be provided by Us:
The Owner will provide fresh and clean bed linen, bath, hand and kitchen towels for use in the Holiday Home only. These must not be removed from The Holiday Home. We provide a colourful “beach towel” for use outside.
Guests are also provided with a bath robe.
We ask that guests take care when using self tanning products or wearing robes whilst eating anything that can stain. (We have had to bin orange self tan stained and curried robes on occasion).
Any towels or robes that are misused will be charged at the following rates:
Bath Robe: £50
Bath Sheet: £20
Bath Towel: £15
Beach Towel: £15
Hand Towel: £10
Face Cloth: £5
A travel cot and high chair are available at no extra cost on request.
All electricity, gas and water costs are included in the rental price.
Third Party Suppliers:
If a Guest wants to use the services of a third-party supplier whilst staying at the Holiday Home they must ask and receive written permission to do so as there are strict Insurance requirements that apply to third party supply of services at the Holiday Home. This may be for a chef, beauty treatments, bouncy castle hire, magicians, opera singers, swimming teachers, baby-sitters , etc.
We must be provided with the third-party supplier’s public liability insurance and any other related/required certification. We can then seek approval from our insurers to allow the third-party activity to take place.
Only once all insurances and certification are satisfactory to us and our insurers that a third party supply can be permitted. Permission to invite these suppliers to the Holiday Home will not be unreasonably withheld.
Sorry if this feels restrictive but it is something that has been flagged by our Professional Body, (PASC) and confirmed by our insurers.
We do not accept any liability for the activities of these third-party suppliers.
Pets:
Where animals are permitted, you must not leave them unattended in the Property.
Pets MUST be booked in and paid for. The fee for pets is £100 /per Holiday Home entered. A maximum of two (2) dogs are allowed in the Holiday Home. We may allow more small or miniature dogs to stay but this must be agreed in writing before arrival. In order to maintain the Holiday Home to a high standard for everyone to enjoy, it is necessary that guests bringing dog(s) agree to the following conditions:-
We ask that your pet has been treated for fleas by a vet prior to your visit.
All dog hair shall be removed from the Holiday Home prior to departure and the garden shall be free of dog fouling prior to departure.
If pets are allowed, the Owner reserves the right to charge a fee of One Hundred and Fifty Pounds (£150.00) should the property be vacated with dog hair on soft furnishing or should dog excrement be found during inspection of the Holiday Home or its garden and grounds.
The Hirer must obey the Countryside Code and keep dog(s) under close control at all times for their own safety as well as for the benefit of other dog owners. Dogs must not chase the Swans and Migrating Birds in the RSPB Reserve.
When the Hirer brings a muddy dog back from a walk, please clean them off using the outside taps and a dog towel. On no account use the white towels or beach towels provided for human use.
If there is a puppy please take extra care to prevent them from chewing the furniture or soft furnishings.
Maintaining the Holiday Home is key to the business and it is not always possible to repair items in between guest changes. Such items must be replaced, at your expense. The gates must be kept shut at all times.
Dogs are not allowed in the bedrooms or to be in contact with the soft furnishings. Please bring and use your preferred dog throw.
Stair gates can be provided for the Holiday Home to help control where the dog(s) can wander in the Holiday Home.
Please thoroughly clean the Holiday Home, including dog hair from rugs, before you leave.
If properties require additional cleaning or if dogs have been in the bedrooms, or an uncovered sofa, we will charge a £150 fee to cover the cost.
Dogs are not permitted upstairs or on the furniture.
Pool and Hot Tub Do’s and Dont’s for Ferry House and Ferryman’s Rest Guests :
Hot Tub and Swimming Pool Safety:
The safety of our guests is paramount. The Swimming Pool and Hot tub are there for your enjoyment but we require our Guests to observe the Hot Tub and Swimming Pool Rules that are also made available to you in your Welcome email prior to your arrival and are displayed by the hot tub and in the Swimming Pool enclosure in relation to its use. If Guests or members of the party fail to observe these regulations during the Stay we reserve the right to close this facility or restrict access to it.
The Hot Tub and Swimming Pool are unsupervised and subject to the Rules of Use.
Guests are advised to exercise extreme care when using both the Hot Tub and Swimming Pool facilities and do so at their own risk.
The Pool and Hot Tubs are for the exclusive use of the Guests of the particular Holiday Home being rented, unless there is a combined Holiday Home rental, in which case those guests can also then use these facilities.
Children under 16 must be accompanied at all times by an adult to use the pool.
Children under 10 years of age are not permitted to use the hot tub facilities.
Children between the ages of 10 and 16 shall only use the hot tub when accompanied by an adult who shall be responsible for that person’s conduct at all times.
Please supervise all children in or near the Pool or Hot Tub .
Please DO NOT lift the lid using the skirt, central insulating tabs or locking straps.
The Guest MUST put the pool cover back over the pool and the lid back onto the hot tub after use to prevent children from accessing the Pool and the Hot Tub facilities without an adult in attendance.
DO NOT permit children to climb or sit on the Hot Tub cover. This breaks the foam and they are expensive to replace as they are shipped from Canada. Obvious misuse and breakages will be deducted from the security deposit.
Please take care when removing a hot tub cover and place it carefully upright and to the side of the hot tub.
If pregnant, consult a physician before Hot Tub use, particularly in the first trimester.
If suffering from an illness especially heart Disease, Diabetes or Hypertension, consult a physician before Hot Tub use.
DO NOT enter the Hot Tub if the water is cloudy. Please let us know immediately if the water is cloudy in colour.
DO NOT enter the Hot Tub when you have diarrhoea or for at least 48hours after experiencing any gastric infection.
DO NOT swallow hot tub water or even get it into your mouth.
DO NOT clean or wear wetsuits in the Jacuzzi or it will be emptied and out of operation for a minimum of 48 hours.
DO NOT use the Hot Tub alone or after a heavy meal.
Bathers MUST NOT wear lotions, oils, makeup of skin creams in the hot tub.
Please DO NOT put any oils, soaps, bubble bath, shampoo or other similar type product in the water.
Limit your hot tub soak to 15 minutes and cool off before re-entering.
Avoid entering the Hot Tub immediately after exercising as the water temperature can affect the heart rate.
If any allergic reaction occurs leave the Hot Tub and rinse off in your shower, if the reaction persists seek medical help.
If taking any medication especially Anti-coagulants, Antihistamines, Stimulants,Hypnotics/tranquillisers, consult a physician before use.
Please DO shower and use the toilet before entering the Pool or hot tub.
Do take care when entering or exiting the Pool or Hot Tub as water from the tub can make it slippery.
The maximum number of bathers at any time is 5.
Strictly NO diving or running in the Swimming Pool enclosure.
NO food and or drink, outdoor shoes or footwear on pool side.
Please DO NOT swim under the influence of alcohol or drugs.
Please ensure babies and small children are wearing the correct swimming nappies before accessing the pool.
Smoking and food shall not be consumed whilst using the Pool or the hot tub.
If you have long hair, please tie it up or wear a swim cap before entering the Hot Tub.
Do not drink alcohol before entering the Hot Tub or during Hot Tub use.
You MUST NOT bring glass or crockery into the Pool area or Hot Tub.
Never use or place electrical equipment in or near the Pool or Hot Tub.
No running in the pool area.
Please DO replace the pool cover and hot tub lid after use. This is what keeps the water hot when not in use.
Please DO brush any mud,grit or sand from your feet before entering the water.
Should the hot tub water become too dirty or be unusable due to soap bubbles a charge of £150 will be levied if it becomes necessary to change the water. This will cover the cost of emptying, cleaning, recharging it with water and chemicals and reheating it.
Please DO NOT use bathroom towels for the hot tub. Beach towels are provided.
Fabian of PGPC Pool and Hot Tub Services will attend at the property to check the hot tub water and chemical balance during your stay
If the pool or hot tub is not available for use at any point during the stay we will refund 10% of the daily tariff for the number of days that it is not available for use.
Inventory
We don’t do an inventory as we are not concerned with the odd broken glass, plate/ cup etc. Sometimes this does mean that there might not be the full number of those items upon arrival, however from experience we have found that a full house inventory is the last thing our guests want to do at the end of a long journey into Cornwall, preferring to kick back and unwind. Rest assured the security deposit is only there to protect the large ticket items or blatant misuse of what is provided to Guests. We have been fortunate to have mainly experienced lovely and very considerate guests over the years and we have never needed to retain a full security deposit since starting renting in 2009.
If any glasses/plates/bowls etc are broken it would be helpful for you to replace them prior to your departure.
If anything gets broken you MUST advise us as SOON as possible. We need as much time as we can to organise for repair/replacement. If you can’t find anything that you need please let us know.
WE DO ASK THAT GUESTS PUT BACK ALL FURNITURE AND KITCHEN EQUIPMENT IN THE PLACE IT WAS FOUND PROIR TO THEIR DEPARTURE.
DAMAGE
If damage occurs to the Property as a result of the actions of Guests during the stay, where the extent of that damage is so severe that the Owner must (in their sole opinion) cancel and/or refund subsequent bookings, the Owner may bring a claim against you for any loss arising as a result, including the cost of refunding other guests affected by cancelled Bookings and any additional administrative fees incurred in respect of the same.
Care of the Holiday Home
Guest’s are responsible for the Holiday Home and are expected to take all reasonable care of its furniture, pictures, fittings and effects, in or on the property. All fixture and fittings remain the property of the owner and must not be taken away from the property. The Guest MUST leave them in the same state of repair, and in a reasonable clean and tidy condition at the end of the Stay.
Guests must not use the properties for any dangerous, offensive, noxious, noisy, illegal or immoral activities or carry on there any act that may be a nuisance or annoyance to the owner or other neighbouring properties. Smoking is not allowed in the Holiday Home. Any damages will have to be paid for in full within seven days of notification.
The Owner highly recommends that the Hirer has travel insurance in place to cover this.
Rubbish and Re-cycling
We are a unique location and the treatment of rubbish is very important and taken seriously by us due to the detrimental impact caused by any failure to follow these Rubbish and Re-cycling Rules. We do enforce this Rule if it is not strictly followed.
All rubbish MUST be double bagged in black bin liners. (Rubbish needs to be carried and so shouldn’t be put into bags so as they will break open when being carried). If rubbish is removed from inside the house it must be stored in the plastic wheeley bin that is provided. One wheeley bin is ample for a guest’s stay. Please DO NOT leave anymore as it will be charged for.
Unfortunately last season the housekeeper was faced with 16 full black bags of mixed waste. This delayed her house preparations and she really couldn’t manage carrying it all out. The unique location and its logistics mean that it would also be unfair for her to do so.
The wheeley bin lid should remain on the bin at all times as the seagulls are a problem when they can get access to refuse. In addition waste left outside in bags will be attacked by gulls who scatter the rubbish everywhere. DO NOT leave the property with bin bags outside in the open. Other vermin may also get attracted if rubbish gets left outside the house. Should housekeepers need to pick up Gull attacked bin bags a £100 fee will be charged for dealing with your hazardous and dangerous waste at a time when Housekeeping should be focused on house preparations for another guests important holiday just as they did for your stay.
Guests are responsible for the removal of all recycling items such as glass, bottles,cans, plastic and cardboard. There are recycle facilities at the following local supermarkets:
Tesco Penzance
Sainsbury’s Penzance
Morrison’s Penzance
Any items that can be recycled MUST be removed from the Holiday Home prior to your departure. Any rubbish that remains must only be general waste.
Recycle items MUST NOT be mixed into general waste so as to avoid its removal.
Black Bin Bagged waste will be checked if it is suspected that it contains recyclable waste. A £100 fee for having to sort through hazardous waste will be deducted from the deposit.
Do let us know if you cannot agree to this prior to your stay.
It is due to the location that it is not possible to expect the housekeepers to carry out the heavy and bulky waste items that recyclable items can create. Being on the water means it is not possible for the usual waste disposal lorries to drive to remove waste. We therefore operate on broadly similar basis as we have experienced elsewhere such as in France or Ireland.
We feel “sharing” the responsibility of dealing with the waste that you have generated is a reasonable solution to staying at such a special location.
Should you wish to dispose of rubbish as and when you go out there is a waste and recycling centre at St. Erth very close to the train Station. (Address: Treloweth Lane TR27 6JP). St. Erth is just after the Dobbies roundabout on the A30 in the direction of Penzance. It is approx 2 miles away. It opens at 9am and closes at 4pm. This is the link to book a slot to drop off waste:

You can book for the same day, if there are spaces available, or up to a week in advance. Once you’ve booked your slot, you’ll receive an email confirming your booking.
One of the positive consequences is that the amount of waste tends to reduce and you will appreciate this when you see the amount of plastic waste that can get washed up onto our pristine beach particularly after storms.
Please do not be tempted to leave rubbish by the Church.
Departure:
Please leave the Holiday Home as you found it, in a clean and tidy condition. Please ensure that you have washed and dried up (or loaded the dishwasher and started the cycle), and ensure that ovens and barbecues are clean and free from grease.
Please do not leave dirty crockery and utensils out. This is not in accordance with our Contract and House Rules and should Housekeeping be required to spend time cleaning up ordinary day to day living mess, we reserve the right to deduct a hourly fee in accordance with the time spent and deducted from a Guest’s deposit.
Please return any furniture or other items that you have moved back to where they were at arrival. If not, we reserve the right to charge additional cleaning fees on ahourly basis in accordance with the time spent and deducted from a Guest’s deposit if furniture is moved and the property left without being left in a clean and tidy condition.
Guests and all members of their group MUST leave by 10am on the day of departure.
Housekeepers are booked to arrive on site at 10am. We have never needed to do this but should any Guests delay access to housekeeping because of late departure, a late departure fee of £50 will be levied for the first 30 minutes and every 30 minutes thereafter.
Please kindly leave the house as you found it, everything must be put back where it was found and any radiators on the settings you found them on. The key must be put back in the same location where you found it for the next guests to be able to get intothe property. We do need you to depart by 10am. If you do know that you are leaving earlier it would also be helpful to know this in advance as the housekeepers can start sooner. If you leave earlier than the day you have advised it is important that we are told as we need to make safe the key and the house for insurance purposes.
Damages, Breakages and Security Deposit
The Guest is legally bound to reimburse the Owner for replacement, repair or extra cleaning costs on demand. Prior to the Stay the Guest will be asked to pay a security deposit. Currently Ferry House /Ferrymans rest of One Thousand Pounds (£1000), Beach House Five Hundred Pounds (£500). We ask that the Guest look after the Holiday Home and its contents as if it were your own home and hand it back to us in the same condition as it was at the start of the Stay.
If the Guest or any members of the Guests group mistreat the Holiday Home or its contents (or fail to comply with other obligations giving rise to costs incurred by the Owner), the Guest is required to cover the cost of any resulting damage and this will be deducted from your security deposit. The security deposit is principally to cover repairs or replacements as a result of damage and breakages and/or extra cleaning costs — for example where the Holiday Home has not been returned to us in accordance with the departure cleaning requirements.
If damage occurs to the Property as a result of the actions of Guests during the stay, where the extent of that damage is so severe that the Owner must (in their sole opinion) cancel and/or refund subsequent bookings, the Owner may bring a claim against you for any loss arising as a result, including the cost of refunding other guests affected by cancelled Bookings and any additional administrative fees incurred in respect of the same.
If the Guest loses a key it will be replaced and the cost will be deducted from your security deposit.
We as the Owner really do appreciate that accidents can happen and therefore take apragmatic and sensible approach to damage and breakages. We would not charge you for the odd broken mug or glass, but please do inform us of any breakages or damage so that we can put it right. However, for example if you decide to dye yourhair and the product used discolours tiles / fittings; if you apply tanning products andthis spills on and discolours the furnishings; or if you leave pots and pans unwashed or with burnt on food residue then we will need to deduct the cost of putting things right. Mutual respect of each other and each other’s possessions is a fair and reasonable approach to take.
The security deposit will be refunded to the same place from where the payment was made, usually within ten (10) working days of your departure (subject to any deductions made).
Any Problems?
It is our mission to ensure that all of our Guests have an enjoyable stay. We know how much Guests look forward to their holidays. If a Guest has any problem or cause for complaint, we ask that we be contacted us as soon as possible to give us the best chance to resolve it.
We cannot fix anything necessary for the enjoyment of your stay if it is notified afteryour departure. There will therefore be no recourse for any matter or issue that arises during the holiday rental period unless our Guests advises us at the time of their stay.
If something is broken or not working properly please tell us even if it is not causing you any difficulty, problem or discomfort as we want to ensure things are as good as they can be for all our Guests.
In the very rare situation when something needs to be fixed or repaired, we will always endeavour to organise a mutually acceptable time for any fix, repair or maintenance work. If this cannot be agreed, pursuant to our terms and conditions, we will need to instruct the repair or maintenance work to be carried out should the need arise. Any such maintenance work will be carried out with full consideration of our Guests and with as little disruption as is reasonably possible.
We can always help or try to get somebody to you to help. We have a good and helpful list of support contacts who are very friendly and know the house well.
If you need anything else during the stay please ask as we have ample back up supplies for our guests if needed. We often rent out the three beach houses to larger groups so do have back ups. If we don’t, within reason we will get them for you. If we don’t know about an issue when you are staying at the house we will not be able to address any concerns after you have left.
